Frequently Asked Questions - IDX (Internet Data Exchange)
You will need to complete the IDX Data Access Agreement and return it to the Association. When we have verified the data, we will notify you by sending a confirmation package in the mail with the FTP site address, User ID and password. (Please note that the FTP pull is a data stream. It is a comma, tab, pipe delimited format and it’s not pre-formatted for display).
>There is currently no charge from the Association for this service. Your costs are those associated with establishing your web site.
At this time there is no link for the IDX feed. We are working with our vendor to provide the best possible solution that they have to offer. In the meantime please use the FTP site for adding active listings to your website.
All information delivered in the IDX data file can be displayed. The data that will be sent includes most of the information contained in the enhanced client report for ACTIVE listings, plus the name of the listing broker and the listing agent
There are three things that are especially important in displaying the data on your site.
- 1. The listing broker's and the listing agent's names must be displayed.
- 2. If you decide not to display all of the information in the file, a notation must be made that not all information that has been provided about a property is being displayed.
- 3. No portion of the IDX database may be co-mingled with any non-MLS listings on an IDX Internet web site. However, if the property in question appears in an MLS other than MAX MLS, it may be co-mingled on the listing participant’s/subscriber’s website
The data will be pulled by you or to your vendor daily. Simply ensure that your use of the MLS data as well as your consultant’s use of the data is in compliance with the MLS and IDX rules. This usually will be solved by using a vendor who understands what our rules are and who agrees to stay in compliance.
The EBRD data is not currently available. However, inclusion of their data is a priority, and we are working with them to include their listings as soon as possible.
All FTP files will be pulled by you or your consultant at whenever they want to pull the information. The files are updated at 4am, 8am, 12pm, 4pm, and 8pm.
IDX rules require that all web sites be updated with current data at least once every 72 hours. This includes adding new listings, removal of listings that are no longer active, plus including any changes that occur to an existing listing.
The listings will be removed within 3 business days of receipt of your Opt Out Form.
No. You may only display IDX data if your office is an IDX Participant.
